A reminder from the City of Prescott that new water and sewer Development Impact Fees updated as mandated by Arizona Revised Statutes (ARS) §9-463.05 take effect August 1, 2014.
These one-time charges, paid at issuance of building permits, are assessed to ensure new development pays its proportionate share of infrastructure in order to fairly distribute the costs of facility capacity.
Because not all new development places the same demand on capital facilities, the updated fee structure is based upon benefit areas, with charges in each area paying only for infrastructure providing a direct benefit to the particular location. For construction projects such as replacement of an existing residence, or additions to/remodeling of an existing structure, an impact fee is applicable only if there is a change in the size of the water meter.
To determine whether a project is located in an area subject to Development Impact Fees, and the approximate cost, see the Impact Fee Estimator Page at www.prescott-az.gov/services/building/impact-fees.php. By entering the property number into the estimator, an indication of the associated fees can be obtained. Parcel numbers can be found at http://gis.yavapai.us/v4/
